M & V is located one mile outside of the Village of Teakettle in the Cayo District, just off the Western Highway. It has one mile of road frontage on the main road to one of the most visited tourist attractions in Belize; ATM Caves. Most farms are flat, not M & V, which is situated in the rolling hills of the Roaring Creek River Valley, providing panoramic views of fifteen to twenty miles of the surrounding Maya Mountains. There are miles of all weather roads within the farm, allowing access to all parts of the farm. The entire farm is fenced.

 

The spectacular hills scattered throughout the farm would offer great building sites if one wanted to develop the property as a fractional ownership working farm. Additional attractions could include horseback riding, drive an ATV through the Orange, Coconut and Hardwood trees--stop for a glass of fresh orange juice, or coconut water straight from the fruits instead of a man made container. The hills on the farm are easily high enough for Zip Lines.

 

There are three houses for the supervisors to live on-site, tool sheds and storage buildings to keep the farm equipment out of weather. Also included are three tractors as well as a full inventory of farm equipment and tools. 

 

More and more coconuts are being planted to add even more diversity to the farm. The coconuts that are being planted are Hybrids of their descendants which are much more disease resistant and better producers than regular coconut trees. Each Coconut Tree produces nuts all year. Every month a new flowering branch appears which will bear ten to twelve coconuts that will mature in six or seven months.

 

The coconuts can be sold for water to a local processing plant who will come to the farm and gather them, or you can allow the coconuts to mature and process them for Coconut meat or oil to be used in cooking.

 

The Oranges are all Valencia and when harvested are sold to the Belize Citrus Growers Association, a co-op of which we are members. The Oranges are processed into Frozen Concentrate and sold to the world markets. The co-op provides field service consultation for any issues that may arise. Fertilizing time and type of fertilizer used are some of the many recommendations given to the farmer.

 

The Hardwood trees are plantation grown and are not deemed contraband like the undocumented trees that are harvested from National Parks without permission.

Tax Information

 

Property taxes are very low.  For the taxes on all of the property included in M & V Farm’s total 510 acres, the annual amount is less than $1,400.00 US Dollars.

 

 The maximum tax is based on the size of the parcel and its location.

  

Agricultural less than 30 acres $50.00


Agricultural 31-300 acres $550.00


Agricultural 301+ acres $650.00

   

 

All taxes are due April 1 each year.

 

There is a five percent transfer tax paid by the buyer; due at the time of purchase plus attorney fees of two percent.  These taxes and fees are calculated based on the purchase price of the property.


Since M & V is a Belize Corporation and is a member of the International Business Companies Act, the income is from Oranges and Coconuts is tax exempt.


The property tax schedule is determined by the government as indicated above.  There are no increases in property tax value, so if you build a house etc., no increase in property tax will be incurred. When you sell the property, no capital gains or taxes will occur. So if you buy a property for $100 then sell it for $1000, the seller has no tax consequences.
